Solano Grand vs Wynwood Grand: Which Old-Rule EC Suits Your Family?
Solano Grand vs Wynwood Grand is the first real choice of the EC launch season. Both are by City Developments Limited (CDL), both keep the old EC rules, and their e-application windows sit only weeks apart. The difference is mostly where your family wants to live and how big a project you prefer. Here is a fair side-by-side.
Solano Grand vs Wynwood Grand: what is the main difference?
Location and size. Solano Grand is a ~302-unit EC at Senja Close in Bukit Panjang; Wynwood Grand is a ~430-unit EC on Woodlands Drive 17. Their land prices are close, at $771 and $782 psf ppr, and both keep the 5-year MOP and the option of DPS.
Wynwood Grand has 128 more units, and its land cost $11 more psf ppr. Both tenders closed in August 2025, before the rule change.
When do e-applications open for each?
Wynwood Grand comes first, with e-applications from 11 to 27 December 2026 and booking on 16 January 2027. Solano Grand follows, with e-applications from 8 to 19 January 2027 and booking on 13 February 2027. You can apply for both.

Which EC has the better location for your family?
It depends on where your life is. Solano Grand suits families rooted in Bukit Panjang and the west, near Senja Hawker Centre and the Bukit Panjang LRT. Wynwood Grand suits families tied to the north, near Woodlands South MRT on the Thomson-East Coast Line.
Think about daily trips rather than the map: school runs, the commute to work and visits to parents. A shorter daily journey is worth more over five years than a small difference in price.
Is a smaller EC better than a larger one?
Not always, but it changes the experience. A smaller project like Solano Grand means fewer neighbours and often a quieter estate, but fewer units to go round on launch weekend. A larger one like Wynwood Grand offers more choice of stacks and layouts.
Size also matters when you sell: in a larger EC, more owners reach their MOP in the same year. Wynwood Grand will also have Clovelle of Woodlands, with about 570 units, next door.
How do the land prices affect what you will pay?
Land is the biggest single cost in a new EC, so it sets the floor for the price list. With land at $771 psf ppr for Solano Grand and $782 psf ppr for Wynwood Grand, expect their launch prices to sit close together, with location and unit mix doing more to set each one.
For context, Sembawang Road EC's land cost $692 psf ppr and Clovelle of Woodlands' $794 psf ppr. Both CDL projects sit in the middle of the five old-rule sites, so neither is the cheapest or the most expensive way into an old-rule EC.
Do both ECs have the same rules?
Yes. Both are old-rule ECs: a 5-year MOP, the option of DPS if CDL offers it, a $16,000 income ceiling, and a 30% second-timer quota with a one-month wait-out once that quota is filled. Every EC tendered from 8 May 2026 carries a 10-year MOP instead.
Which one should you choose?
- Choose Solano Grand if you live in or near Bukit Panjang, want a smaller estate, or prefer to see Wynwood Grand's launch results first.
- Choose Wynwood Grand if your family is based in the north, you want an MRT station close by, or you want to be first in the queue.
Whichever you lean towards, check your eligibility now with the 30-second EC check, and compare both on the Solano Grand and Wynwood Grand pages.
