Woodlands Drive 17 EC: Wynwood Grand and Clovelle of Woodlands Explained
Woodlands Drive 17 EC is really two projects on neighbouring plots: Wynwood Grand by City Developments Limited (CDL) and Clovelle of Woodlands by Sim Lian Group. Both are among the last five executive condominiums under the old rules, and both sit on one of the most expensive EC land sites sold so far. Here is how they compare and when each launches.
What is the Woodlands Drive 17 EC?
Woodlands Drive 17 has two EC sites. The first went to CDL at $782 psf ppr and becomes Wynwood Grand, with about 430 units. The second went to Sim Lian at $794 psf ppr and becomes Clovelle of Woodlands, with about 570 units. Both keep the old EC rules.
Together they add about 1,000 new EC homes to one street. Both tenders closed before 8 May 2026, so they are reported to keep the 5-year MOP, the option of DPS, the $16,000 income ceiling and a 30% second-timer quota.
When does Wynwood Grand launch?
Wynwood Grand opens first. E-applications run from 11 to 27 December 2026, and booking is on 16 January 2027. It is the first of the last five old-rule ECs to launch, so it is also the first chance to buy one.
Its $782 psf ppr land bid set an EC record when it was made, before the second plot went higher. See the live countdown on the Wynwood Grand page.
When does Clovelle of Woodlands launch?
Clovelle of Woodlands is targeted for a preview in Q2 2027. Sim Lian won the second plot in January 2026 for $484 million, or $794 psf ppr, the highest of the five old-rule sites. Its exact dates and prices are not yet announced.
Because it launches months after Wynwood Grand, buyers will be able to compare its price list with Wynwood Grand's actual sales. Follow the Clovelle of Woodlands page for dates.
How do the two Woodlands Drive 17 ECs compare?
They share an address and the old rules, so the real differences are size, developer, land cost and timing. Wynwood Grand is smaller and launches first; Clovelle of Woodlands is larger, paid more for its land and launches later.
| Wynwood Grand | Clovelle of Woodlands | |
|---|---|---|
| Developer | City Developments Limited (CDL) | Sim Lian Group |
| Units | 430 | 570 |
| Land price | $782 psf ppr | $794 psf ppr |
| Timing | E-application 11-27 Dec 2026 | Target preview: Q2 2027 |
| MOP | 5 years | 5 years |
Who is the Woodlands Drive 17 EC for?
It suits families who want to stay in the north: HDB upgraders in Woodlands, couples who work nearby or cross to Johor Bahru, and second-timers who value the 30% quota. Both ECs are close to Woodlands South MRT on the Thomson-East Coast Line.
Two points to weigh before launch day:
- Supply on one street: about 1,000 EC homes side by side means the two projects compete for buyers now and again at resale.
- The payment scheme: ask each developer whether DPS will be offered and at what premium over the normal price.
Should you book Wynwood Grand or wait for Clovelle of Woodlands?
If you are ready now and like the location, Wynwood Grand gives you the first pick of stacks and an earlier key date. Waiting for Clovelle of Woodlands gives you Wynwood Grand's sales results to compare against, but its land cost more, so its prices are unlikely to be lower.
Waiting also has a cost if your plans depend on DPS or on selling your HDB flat at a certain time. Both projects are old-rule ECs, so there is no rule advantage in waiting: the choice is about timing, layout and price.
What should you do before the Wynwood Grand e-application?
Check your eligibility and budget now, because the e-application window opens on 11 December 2026. Make sure your household income is within $16,000, and set aside at least 5% of the price in cash plus stamp duty.
Run the 30-second EC eligibility check, then compare all five old-rule ECs on our EC launches page.
