Upcoming EC Launches in Singapore: The Last 5 Old-Rule ECs and What Comes Next
If you are searching for upcoming EC launches in Singapore, the next 12 months matter more than usual. Five executive condominiums are still to launch under the old rules - a 5-year minimum occupation period (MOP) and the option of a Deferred Payment Scheme (DPS). Every EC after them is reported to carry a 10-year MOP and no DPS. Here is what is coming, when, and how to choose.
Which upcoming ECs in Singapore are launching next?
Five ECs on land tendered before 8 May 2026 are next: Wynwood Grand and Clovelle of Woodlands in Woodlands, Solano Grand in Bukit Panjang, Sembawang Road EC, and Miltonia Close EC in Yishun. Wynwood Grand opens first, with e-applications from 11 to 27 December 2026.
Together they add about 2,017 homes, based on the unit counts reported for each site. After that, three new-rule sites follow: Canberra Drive, Admiralty Walk and Jurong East Avenue 1. Coastal Cabana in Pasir Ris is still selling its remaining units.
When do e-applications open for each new EC?
Wynwood Grand takes e-applications from 11 to 27 December 2026, with booking on 16 January 2027. Solano Grand follows from 8 to 19 January 2027, with booking on 13 February 2027. The other three are at the preview-target stage.
| EC | Area | Units | Land price | Timing |
|---|---|---|---|---|
| Wynwood Grand | Woodlands | 430 | $782 psf ppr | E-application 11-27 Dec 2026 |
| Solano Grand | Bukit Panjang | 302 | $771 psf ppr | E-application 8-19 Jan 2027 |
| Sembawang Road EC | Sembawang | 265 | $692 psf ppr | Target preview: Feb 2027 |
| Clovelle of Woodlands | Woodlands | 570 | $794 psf ppr | Target preview: Q2 2027 |
| Miltonia Close EC | Yishun | 450 | $732 psf ppr | Target preview: Q3 2027 |
Dates are targets until each developer confirms them. The countdown on each project page follows the latest dates.
Why does the land price matter for launch prices?
Land is the biggest single cost in a new EC, so it sets the floor for the first price list. Sembawang Road EC had the lowest land price of the five at $692 psf ppr; Clovelle of Woodlands had the highest at $794 psf ppr.
The first new-rule site, Canberra Drive, drew 13 bids and a top bid of about $825 psf ppr. If later land costs stay that high, the old-rule ECs may end up being the lower-priced choice as well as the more flexible one.
Which upcoming ECs still have the Deferred Payment Scheme?
Only the five old-rule ECs can offer DPS, and each developer decides whether to. Under DPS you pay about 20% when you book and sign, and the remaining 80% when the project gets its Temporary Occupation Permit. Developers usually price DPS units 2-3% above the normal payment scheme.
That suits HDB upgraders: you can keep living in your flat while the EC is built, and you must sell the flat within six months of collecting your EC keys. Read our DPS guide before you decide whether the premium is worth it.
What is different about the new-rule ECs?
New-rule ECs carry a 10-year MOP instead of 5, no DPS, and a higher $18,000 income ceiling for sites tendered from 24 August 2026. First-timers get a larger share of units: second-timers are limited to 10%, against 30% for the last five ECs.
Households earning $16,001 to $18,000 can only apply for the new-rule ECs. If your income is within $16,000, you can choose either, and an old-rule EC can be sold five years earlier.
How should you choose between the upcoming ECs?
Start with where your family needs to live, then your budget and the payment scheme you want. Woodlands suits families tied to the north and the MRT; Bukit Panjang suits those already in the west; Sembawang and Yishun suit buyers who want space at a lower land cost.
Then check three things before launch day:
- Eligibility: at least one Singapore Citizen, household income within the ceiling, and no private property owned or sold in the last 30 months.
- Cash: at least 5% of the price in cash, plus Buyer's Stamp Duty, under the normal payment scheme.
- Timing: if you own an HDB flat, plan the sale for within six months of collecting your EC keys.
What should you do before the first launch?
Run the 30-second EC eligibility check now, so you know which ECs you can apply for and how much you can borrow. Then compare the five projects side by side on our EC launches page and register for launch alerts.
